Well the folks on Marco Island have been giving this some thought and what they have come up with is very exciting for our future. First let me add the old saying no gain without some pain does come to mind. The financial investment and cooperation of visitors and residents alike is critical.&lt;br /&gt;&lt;br /&gt;The major initiatives that have been undertaken include: the septic tank replacement program, the widening and lighting improvements to Collier Blvd., beautification efforts across the island through the planting of more tree's and landscaping, the development of Veterans Park and the expansion of bicycle paths for safety and pleasure. Additionally great strides have been achieved in developing a very high quality K-12 educational program, expanding the role of the different arts and building our historical museum. Wow that is great progress!&lt;br /&gt;&lt;br /&gt;This fantastic place is getting better and better. I am excited about the future of this community and proud to call it home. It's like a supermarket tabloid on steroids... Real Estate seems to be one of the favorite topics for speculation. One week a headline is saying things are looking up and then shortly after we read some bad news. The swings can be very significant in a relatively short period of time. &lt;br /&gt;&lt;br /&gt;I am trying to do a better job understanding the credentials of the expert identified and their relationship with the topic they are making a prediction on. Are they local and familiar with the topic? What is their forecast accuracy track record? Google can be a wonderful tool for this type of research. These factors help me to better determine the credibility of the source.&lt;br /&gt;&lt;br /&gt;My corporate experience has taught me a couple of useful lessons. First that past performance is a very good indicator of future success. So I try and find out the recent trends and market data. Just the facts is a great motto here. Second lesson is that longer term forecasts are less accurate than current forecasts. So I am becoming very skeptical of forecasts beyond six months.&lt;br /&gt;&lt;br /&gt;Next I am trying to discipline myself to not react to headlines before running the story through my own credibility test. I've already noticed it makes the day much more enjoyable. Sunny and warm, great beach time. It's one of the best area's for new construction in Naples Florida. During a recent event held by Stock Development, they shared that their sales had increased 30% in 2011 compared to 2010. Interestingly we also learned that their average selling price had increased 29% and this was driven by a significant increase in the ratio of single family homes sold relative to multi-family properties. This is one very hot community!&lt;br /&gt;&lt;br /&gt;Lely Resort is a terrific community which offers a wide variety of properties and prices to consider. The median selling price is $380,000.00, which is a 1.65% increase over prior. Excellent news for existing property owners and a good head's up for potential buyers.&lt;br /&gt;&lt;br /&gt;A serious well qualified buyer who interested in Marco Island should really consider these trends. The recent decline in inventory is impacting selection and pricing. So naturally I thought I'd share the highlights with you.&lt;br /&gt;&lt;br /&gt;With regards to cost of living Boston Massachusetts is 15% more expensive than Marco Island Florida. The largest cost factor is utilities. Sames goes for New York City which is 19% more expensive than Marco Island.&lt;br /&gt;&lt;br /&gt;Hinsdale Illinois, a popular western suburb of Chicago, is 34% more expensive than Marco Island and the biggest factor is the cost of housing. Barrington Hills Illinois, a northwestern suburb of Chicago, is 68% more expensive than Marco Island. And yes housing costs are the biggest cost factor in this case too. Lake Forest Illinois, which is on the North Shore suburbs of Chicago, was 45% more expensive than Marco Island. Housing was again the big difference. Being from the Chicagoland area I really found these comparisons interesting. For the record I did find some Chicago suburbs, such as Naperville Illinois, which did have lower costs of living than Marco Island.&lt;br /&gt;&lt;br /&gt;Next I checked out the differences between Marco Island and some popular resort areas. For the skiers, Vail Colorado was 34% more expensive than Marco Island and housing was again the big driver. For you west coast fans, Laguna Beach California was 91% more expensive than Marco Island. But Dana Point California was only 25% more expensive than Marco Island (yep housing again).&lt;br /&gt;&lt;br /&gt;Closer to home Naples Florida is 18% more expensive than Marco Island. Housing is the key driver in this comparison as well. Very interesting indeed...&lt;br /&gt;&lt;br /&gt;To look at cost of living differences among U.S. cities, there are several options you can choose from. I selected Sperling's BestPlaces. The web site is &lt;a href="http://www.bestplaces.net/"&gt;http://www.bestplaces.net/&lt;/a&gt; and you can check it out and see for yourself.&lt;br /&gt;&lt;br /&gt;When you combine these cost of living comparisons with the outstanding quality of life Marco Island offers, it's easy to understand why it is such an amazing place to live an visit. According to the Marco Area MLS (Marco Island Only) for six months (1/1/2011 through 6/30/2011) the number of transactions for home and condo sales has increased 17% versus last year same time period. During the same time period the number of distressed sales (bank owned or short sales) has decreased 4%. Said another way the market share of distressed property sales has decreased in the first half from 19.6% in 2010 to 16% in 2011. Now that's some big news!&lt;br /&gt;&lt;br /&gt;The MLS statistics also indicate that the average sale price and median sale price have increased. Oh and inventory has declined as well. We are seeing some positive trends beginning to take place. The article's title is "Foreign Buyers Help Housing Market". Whether you look at the influence in the percentage of foreign purchases of property or the percentage of foreign property searches online, it is significant indeed. For example the article states that for 12 months ending March 2011, 31% of Florida's home sales were to foreign buyers. That's up from 10% in 2007. &lt;br /&gt;&lt;br /&gt;It certainly matches my experience in speaking with customers and colleagues. Most notable is the dynamic influence of Canadian visitors here in Florida. The number of Canadian license plates on cars this season was amazing. This exceeds the life expectancy in France, Spain and Switzerland. Unfortunately the study also found life expectancy for women in most counties of the U.S. is falling.&lt;br /&gt;&lt;br /&gt;This results for women in Collier County were consistent with the news this past spring that Collier County ranked the healthiest county in the state of Florida for the second year in a row, based upon an analysis by the Robert Wood Johnson Foundation.&lt;br /&gt;&lt;br /&gt;The article in today's Naples Daily News provides many views on why women's life expectancy in Collier County is the highest in the nation. My own thought is that the quality of life and complete relaxation provided in this area is second to none. The article notes that foreign investors have long been drawn to U.S. residential real estate by the market's stability compared to other countries.&lt;br /&gt;&lt;br /&gt;But the dollar's descent has made homes even cheaper for foreigners. That combined with home prices which are showing signs of stabilizing, has made the U.S. real estate market very attractive for foreign investors.&lt;br /&gt;&lt;br /&gt;This past weekend I helped two foreign buyers with sales contracts for different properties in Naples. The international appeal of Marco Island and Naples is certainly attracting interest from foreign investors. This includes phone calls, emails and people coming to open house events. These people are very excited about the opportunity at hand.&lt;br /&gt;&lt;br /&gt;In speaking with them to understand what is driving the increase, it is interesting to learn that there is no one driving factor. It's a combination of things which is leading to action on their part. These factors include: natural beauty and relaxation on Marco Island, improved economic outlook for the country, excellent values available due to aggressive pricing, low mortgage rates being offered and currency strength of the Canadian Dollar, Pound and Euro relative to the US Dollar (they can buy more for their buck) for foreign nationals. Each year the locals look forward to old friends coming back and the smiles on the faces of first time visitors.&lt;br /&gt;&lt;br /&gt;You might be surprised at what many consider to be one of the first signs of their arrival. It's the big semi trailers which deliver cars. That's right car carriers. First the cars get shipped down and then the people follow... It's funny to see a big semi trailer truck stopped on Collier Blvd. unloading car after car.&lt;br /&gt;&lt;br /&gt;One of the "hot" discussion topics this year is that many of our seasonal guests are coming down sooner. Most of the folks arrived in January last year. October seems to be the timing a large number of people have selected this year. It would appear the financial crisis and recession delayed the arrival of many last year. This season seems to have more of traditional start. It's great people are arriving sooner because October is one of the nicest months to enjoy the weather here on Marco Island. &lt;br /&gt;&lt;br /&gt;It's good to see the smiling faces and those semi trucks again! These rules are called Home Valuation Code of Conduct or HVCC for short. These new rules went into effect on May 1, 2009. They apply to all conventional, single family loans destined for sale to Fannie Mae or Freddie Mac. The rules prohibit mortgage lenders and real estate brokers from ordering appraisals and require that lenders erect a firewall between the loan production staff and the appraiser. It is intended to assure that the lenders funding decision is sound.&lt;br /&gt;&lt;br /&gt;This certainly sounds reasonable. Yet there is much debate and worry that despite the intent being very good, in practice, these rules are hurting the lenders and consumers. They are causing more challenges and slowing the recovery in the housing market. There has been a significant number of articles and blogs written about this subject. If you are interested in learning more about the specifics pertaining to the pros and cons a quick Google search of HVCC will result in some excellent reading.&lt;br /&gt;&lt;br /&gt;I would like to share my recent experience from an appraisal with you. The appraiser and I spoke on the phone. She was very professional and experienced. Her focus was on doing the best appraisal she could. She expressed a willingness to consider any market facts that I wanted to share. She asked good questions about the material facts regarding the subject property and the community. Past appraisals had given her a good understanding of the community and the area. The on site appraisal she conducted took nearly two hours to complete. It was a very high quality and professional appraisal.&lt;br /&gt;&lt;br /&gt;My recent experience demonstrates that despite some of the challenges pertaining to HVCC, good appraisals are taking place. It's no surprise that one of the most important factors is good quality communication. Real Estate sales professionals and lenders can speak with appraisers. We must all take responsibility for good communication and reach out to each other. Lenders and consumers should really follow up during the process to make sure that good communication is flowing. Next they tell me how much it was worth (pick the highest point value from late 2005 through early 2007) and how they hope for a return to the former value. No doubt the financial crisis has been tough on everyone. To see a decline in the stock market and real estate values is difficult for us all.&lt;br /&gt;&lt;br /&gt;When asked this question I encourage the person asking it to think about their situation in these terms. Do they know what the market value of their property is today? Many do not and assume the worst based upon what the read or hear. At this point it is helpful for these folks to meet with a Realtor and get a good understanding of what the market value of their home really is. Get the facts from a professional about what comparable homes in their area are currently selling for.&lt;br /&gt;&lt;br /&gt;Then it's important to help them assess their motivation behind the question. Is there a clear need to sell due to a financial situation? Have their housing requirements changed? Is it a desire to get something new? Often they are simply curious or concerned, but there is no need for any action at all.&lt;br /&gt;&lt;br /&gt;Helping them get the facts and then get to the heart of the matter can really save them some stress. Once they understand their existing situation and develop an action plan (if necessary) they regain some sense of control and feel better. They shift their thinking about where the market was, to a focus on navigating in the market as it exists today. They begin by asking "what do you have on foreclosures (aka bank owned and REO's) and short sales?". They are looking for properties which are priced 30% to 50% below a couple of years ago. Their questions are driven by all the articles they have read and conversations regarding the high levels of distressed properties being sold.&lt;br /&gt;&lt;br /&gt;My answer begins with helping them understand the differences between foreclosures and short sales. Next I always stress the importance of hiring a good real estate attorney to protect their interests in a real estate transaction. Then I help them understand what's happening in this market so that they can better understand how we can identify a property priced at a very good value. This often includes foreclosures, short sales and properties which are not listed as distressed. Many very good values are frequently found in the non-distressed segment in this market.&lt;br /&gt;&lt;br /&gt;To give you a better understanding of our market conditions on Marco Island, here are some key points based upon information from the Marco Island Multi Listing Service. During May 2009 there were 1,380 active residential listings for sale. Of these listings 92% are typical sales, meaning they are not identified as potential short sales or bank owned foreclosures. So as you can see the vast majority of active residential listings on Marco Island are not distressed properties.&lt;br /&gt;&lt;br /&gt;Now if we examine the time period from January 1 through May 28, 2009 for single family homes using the Marco Island Multi Listing Service data, we can get a picture of how distressed properties have impacted closed sales in this market. There were 109 closed home sales during this period, of which 77%(84) were non-distressed sales. Foreclosures represented 14%(15) of these sales and the balance of 9%(10) were short sales. You should note this breakout is different than what is often communicated for national trends. This really illustrates the point that real estate is truely a local business.&lt;br /&gt;&lt;br /&gt;The main point I'd like to share is that many buyers are finding terrific value in non-distressed properties. As a serious buyer one should give consideration to that important segment of the market as well. I have read several articles about how this area is trying to attract more tourists as a means to drive more business revenue. Additionally we are trying to diversify our business and economic foundation by attracting new industries. These are definitely positive initiatives and we should continue to work hard to bring this change about. Yet we do face some significant challenges and people are concerned about the economy.&lt;br /&gt;&lt;br /&gt;When it comes to Marco Island and Collier County, I believe we have some incredible assets to help us meet these challenges and emerge a stronger and more vibrant community.&lt;br /&gt;&lt;br /&gt;Our state and local area is among the top locations for second home purchases. About half of the vacant housing stock is used seasonally or occasionally for recreational purposes.&lt;br /&gt;&lt;br /&gt;Did you know that Florida received the highest annualized net migration in the country between 1995 and 2008? The natural beauty, incredible location right on the Gulf of Mexico and fantastic climate remain a magnet for people to move here.&lt;br /&gt;&lt;br /&gt;My thought is that we need to take three short term and three longer term actions to move our local economy forward.&lt;br /&gt;&lt;br /&gt;The short term actions are:&lt;br /&gt;&lt;br /&gt;1.) &lt;strong&gt;Support and maintain our existing base of permanent residents.&lt;/strong&gt; An example of this is to develop and implement a VIPR card, with which local residents can save 10% on all purchases for all participating businesses. Imagine going into your Collier County Publix or Winn Dixie and saving 10% because you are a year round resident.&lt;br /&gt;&lt;br /&gt;2.) &lt;strong&gt;Build our base of permanent residents.&lt;/strong&gt; An example of this would be for Collier County to offer a financial incentive (such as Homestead plus) for part time residents to become permanent full time residents.&lt;br /&gt;&lt;br /&gt;3.) &lt;strong&gt;Continue our efforts to attract more guests.&lt;/strong&gt; In addition to current promotional efforts to attract tourists, a new idea would be to offer tourists staying in Collier County, a financial incentive to stay one more night. This would result in a significant financial/revenue benefit on guests who have already decided to come here.&lt;br /&gt;&lt;br /&gt;With regards to the longer term, my recommendation would be to focus on the following:&lt;br /&gt;&lt;br /&gt;1.) &lt;strong&gt;Allow non-US citizens to live here year round if they own property and/or a business in Collier County.&lt;/strong&gt; Establish a test program with the Federal Government to measure the positive impact upon the community.&lt;br /&gt;&lt;br /&gt;2.) &lt;strong&gt;Develop incentives for environmentally friendly cost saving initiatives.&lt;/strong&gt; We already have some good examples by local hotels, lets build upon those efforts and share the success stories (including the financial benefits gained).&lt;br /&gt;&lt;br /&gt;3.) &lt;strong&gt;Attract more diversified industry to our economy.&lt;/strong&gt; Some excellent work has been started by the Collier County Economic Development Council, we must encourage and accelerate this.&lt;br /&gt;&lt;br /&gt;We can make this great community even better. The Monterrey has already closed three sales in 2009, compared to five in all of 2008. Additionally Monterrey has three more units under contract (pending). Cape Marco is a private gated waterfront community of six different condo buildings on the southern tip of Marco Island Florida. Construction began in the early 1990's and was completed on the last building in 2005. Magnificant views of the Gulf of Mexico, privacy and excellent amenities are among the key attractions. Recent sales prices have ranged from $799,000 to $1,800,000.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The closed sales results for the period 1/1/09 to 4/30/09 were very encouraging. Compared to prior year same timeframe the number of transactions have increased 14%, total dollars sold were up 24%, the average sales price had increased 8% and the median sales price was up 20%.
